Services WE Offer, but not limited to:
Maintain corporate compliance and documents
Ensure all required insurance policies are in force and renewed annually
Conduct routine site inspections of the community
Create and distribute correspondence (quarterly newsletters, architectural review responses, violation letters, etc.)
Coordinate work orders and maintenance requests within the community
Coordinate preparation and execution of final contract documentation, including the verification of proper insurance, updated license status, etc.
Provide for 24/7 after-hours answering and emergency services
Provide a working knowledge of California law (Davis-Stirling Act) and governing document interpretation
Manage all A/R and A/P including collections policy enforcement
Review of invoices submitted for payment
Reconcile bank statements monthly
Prepare monthly, bimonthly, or quarterly financial statements per contract which include balance sheet, income statement, budget vs. actuals, collections report, etc.
Prepare and distribute annual budget and disclosures per governing documents and California law
Update vendor files annually. Reconcile, generate, and mail annual 1099's to required vendors.
Answer homeowner and vendor inquiries regarding assessments and receivables daily. Provide account recaps as needed
